Can I borrow against a property I do not yet own?
Yes. We can issue a binding mortgage offer subject to satisfactory valuation, which can be presented to the seller as proof of funds.
Do you lend to non-Czech residents?
Yes, across the EU/EEA, Switzerland, and the UK. Tax-residency abroad may require additional documentation.
Can I pledge my investment portfolio to lower the rate?
Yes. Pledged portfolios from €500,000 typically reduce the headline rate by 25–75 bps depending on the assets pledged.
Is the rate fixed or variable?
Both available. Fixed periods are 1, 3, 5, 7, or 10 years. After the fixed period, the rate moves to a margin over EURIBOR.
How does early repayment work?
Free on review dates (the end of any fixed period). Mid-period repayments incur a small breakage cost; we always quote both options upfront.
